Land Requirements
We take a flexible approach to land identification and acquisition and are “opportunity led” but as a guide we are seeking opportunities broadly along the following lines:
UK wide but generally focusing on areas of middle and upper demographic ratings
0.9 to 2 acres although we can look at larger sites as part of a wider development scheme.
Land with or without planning. Dependent on circumstances we can look at purchasing land on conditional or unconditional terms
Our care homes are designed on a bespoke basis as opposed to fixed template designs so we can work with “tight” or unusually shaped sites which our competitors in the market will not consider.
We subscribe to specialist software allowing us to appraise sites in terms of demand, competition and fee potential to allow us to quickly establish the suitability of all sites received.
As a guide the following kind of opportunities are generally of interest
Sites occupied by “redundant” buildings in use categories including offices, retail, food and beverage and industrial.
Former petrol filling stations, pubs and restaurants
Small residential development sites which have stalled or parts of larger residential development schemes.
Sites forming parts of local and neighbourhood development schemes.
Greenfield or brownfield land on the periphery of town centres
